Exterior Renovations

 
  • Extensive repair and re-pointing of brickwork throughout building.

  • Front of building will be fully repointed and acid washed providing a new and clean resurfacing

  • Front entry will be completely redone using a herringbone brick pattern with new granite stairs and new bluestone. New curbing around the front garden. Front garden will be completely redone with new wrought iron rail that has been approved by Landmarks.

  • Repair or replace all lintels and sills as necessary

  • New water recharge system in rear yard per Boston building code

  • New JELD-WEN, wood 2/2 windows throughout installed in accordance with Boston Landmark Commission Standards. 

  • Dramatic rear glass walls at Parlor, Street and Garden levels optimizing natural light and dramatic feel.

  • Slate roof will be upgraded as necessary. New roof across the top of building. New insulation, .60 mil rubber. New copper drip edge.

  • New Fencing in rear, new hardscaped patio with fence lighting. It will include gas for BBQ, water and power

  • There will be a Juliet Balcony off the Parlor Level as part of a dramatic rear glass wall.

Rear Patio

Backyard area is newly landscaped with water, electric and gas. High end materials will be used; bluestone or equivalent, granite and artful landscaping.

Balcony & Roofdeck

There will be a new roof deck with panoramic views of Boston. The size is approximately 23’X 17’ featuring high quality composite decking, new wrought iron railings, gas for grilling, water, and electric outlets.

A 16’ X 6’ wrought iron Balcony will be constructed off of the kitchen and living area at the Parlor level. We will use steel thread railings with handsome wooden trim.

  • All new wood and structural framing throughout entire building in accordance with building codes - Pitman and Wardley Architects and Webb Structural Services.

  • All new floor systems with I-Joist technology including new ceilings and walls.

  • Interior walls receive one coat of latex undercoat primer and two coats of Benjamin Moore finish paint.

  • Handsome hand railings throughout stained dark walnut or buyer’s choice.


Insulation

  • Building fully insulated and compliant with all building codes for maximum energy conservation and meet or exceed ‘stretch code’ standards

  • Combination of spray foam and fiberglass insulation throughout. Spray foam used on all exterior walls and entire ‘ceiling envelope’ of the building
